Gallagher Retail Park, East Dock Street, Dundee

The site was introduced to Gallaghers in 1999 as a possible development opportunity for retail purposes. It is located just to the east of Dundee City Centre and has an area of 8.75 acres. When we first became involved with the property it was occupied by a variety of commercial and industrial uses, the largest single user being a bus depot. The rest of the site was in a mixed ownership and included a Grade A Listed Building.

Prior to Gallagher’s involvement, Dundee City Council had resolved to approve consent for a scheme comprising a food store and retail warehouse development but no-one had been able to assemble the site.

Following lengthy negotiations with the land owners, a planning application for approximately 135,000 sq. ft. of retail floor space was submitted in February 2001 and consent granted in October 2001.

It was not possible to develop the site in a single phase for two reasons. Firstly, some of the landowners were not able to give vacant possession of their properties immediately. Secondly, Historic Scotland required Gallaghers to dismantle, relocate and reinstate the Listed Building elsewhere on the site and would only allow a maximum of 60,000 sq. ft. of floor space to open in advance of the completion of works to the Listed Building.

The first phase of the scheme comprising a 40,000 sq. ft. store let to Matalan and a 7,500 sq. ft. store let to Brantano opened in the Spring of 2003 followed by T K Maxx who opened a 35,000 sq. ft. store in December 2004 and JJB who opened a 50,000 sq.ft. combined Health & Fitness/retail unit in August 2005.

The final phase of the development opens in November 2006. It comprises 3 units totalling 26,000 sq. ft. let to Next, Mothercare and Borders Books who will occupy the reconstructed Listed Building.
